Kingsford Terrace Radcliffe

The Radcliffe building completes the final stage of the Kingsford Terrace retirement living community in Corinda, Brisbane, finishing a masterplanned campus that has evolved over almost a decade.

We began working with Aura Holdings on the development in the mid-2010s and has been involved across several stages as the community has gradually taken shape. Over that time, the design has progressed through ongoing conversations with the client and with residents already living on site, allowing each building to respond to the lived experience of the community and how people actually live there. One observation that emerged was that although many residents were downsizing, they were not necessarily looking for smaller homes. Instead, people were often seeking homes that were easier to manage while still providing enough space to live comfortably and maintain the lifestyle they were used to. The Radcliffe building includes a mix of apartment types, including two-bedroom apartments, larger three-bedroom corner apartments and a small number of four-bedroom penthouse residences. Ground floor apartments provide private gardens and direct street entry, offering a familiar front-door experience for residents transitioning from detached homes. Upper-level apartments capture expansive views across Brisbane’s suburban landscape. Introducing the final building into an already established campus while responding to the surrounding residential streets was a key challenge. The design addresses this through a layered built form. A two-storey frontage addresses the street with landscaping and carefully scaled building elements that relate to neighbouring houses, while a six-storey building sits deeper within the site, where the additional height reduces overlooking and visual impact on nearby properties. Across the Kingsford Terrace site, the architecture has been approached as a collection of related buildings rather than repeating a single form. Each stage has its own identity while sharing common elements and landscape strategies that connect the development as a whole. The Radcliffe building completes the campus while reinforcing the qualities that have made the community successful – both within the development and the broader suburb.
