A new, highly sustainable commercial office building on Brisbane’s city fringe.  

Breakfast Creek Road is a midrise mass timber office building on the fringes of Brisbane CBD targeting a 6-Star Greenstar accreditation. Conceived as a holistic response to sustainability, landscape integration and new methods of working the building envisions an architecture which is expressive in its aesthetic quality and responsive in its design and planning. The project team and client are committed to utilising leading sustainability rating systems – Greenstar, WELL and Nabers to hone design excellence within this subtropic context. The proposal targets a minimum 20% reduction of upfront carbon emissions through design and material selection when compared to a reference building and offsetting demolition works. The indoor environment exposes the timber structure as the framework for the workplace. The l-shaped plan has an open plan auditorium as the central fulcrum. At ground, all communal spaces – internal and external – cluster around this tiered meeting place. The workplace is designed for an agile work environment with building utilisation able to be customised dependent on the number and type of occupants. This is supported by a mixed mode air system that allows for flexibility in mechanical conditioning dependent on the day. These strategies support large reductions in the buildings’ operational energy use. The design aims to redefine the current notion of workplace to be a truly human centric experience that supports all stakeholders and the environment.
